Robert D. Murphy MAI, SRA

Principal

With over 25 years of valuation experience, Bob has completed narrative appraisals of commercial, industrial, mixed-use, and multi-family real estate, as well as subdivision analyses and feasibility studies. Clients include banks, attorneys, developers, trust managers, municipalities, and such organizations as the MBTA, the U.S. Post Office, Massachusetts Land Bank, and Housing Options for Massachusetts Elders (HOME).

For municipalities and state agencies, he has valued takings, as well as permanent and temporary easements, to assist in the ascertainment of reasonable compensation. His appraisals have also assisted municipalities in the acquisition of open space and in making investment decisions.

Bob has been qualified as an expert witness for the Essex County Probate Court, Essex County Superior Court, and Land Court. Other assistance to law offices includes valuations for estate planning and partial interest valuation.

In 1989, Bob received the Senior Residential Appraiser (SRA) designation from the Appraisal Institute, Chicago IL, the world’s leading organization of professional real estate appraisers. In 2002, he was awarded the Member of the Appraisal Institute (MAI) designation for commercial valuation from that same organization. He is current in all continuing education requirements.

When the Society of Real Estate Appraisers and the American Institute of Real Estate Appraisers merged in 1991, Mr. Murphy served on the Residential Experience Subcommittee, coordinating and compiling the standards of the two organizations and implementing training sessions for chapters nationwide. He subsequently served nationally as a reviewer and mentor from 1991 – 1996.

Locally, Bob has served on the Board for the Massachusetts Chapter of the Appraisal Institute and acted as Residential Candidates Guidance Chair and Regional Representative. He is current in all the education requirements of the Appraisal Institute.

Bob graduated with a B.A. in Liberal Arts from Amherst College. He is a Certified General Real Estate Appraiser in Massachusetts (#238) and eligible to appraise all property types in the Commonwealth. He is an approved appraiser with MassHousing. Bob has served on the Boards of the Beverly Rotary Club, the Beverly Council on Aging, the Greater Beverly Red Cross, and StageSource in Boston.

Steven Ozahowski, SRA

Principal

For over two decades, Steve has appraised many of the most expensive single family residences in the Boston metropolitan area, specializing in oceanfront, equestrian, and estate properties on the North Shore of Boston, valued from $1,000,000 to $13,000,000+.  He has completed appraisals utilized for property tax abatements.  He has also completed narrative appraisals of commercial, mixed-use, and multi-family real estate.  His clients include lenders, attorneys, developers, trust managers, municipalities, and private individuals.

Steve has been qualified as an expert witness for residential real estate in both the Essex and Middlesex County Probate Courts, and in a civil action in the Essex County Superior Court, relative to properties valued from $250,000 to $5,000,000+.  He has also successfully appeared before the Massachusetts Appellate Tax Board on several occasions, representing either municipalities or homeowners.

 In 1997, Mr. Ozahowski received the SRA designation from the Appraisal Institute, Chicago IL.  On behalf of the Massachusetts Chapter of the Appraisal Institute, he has served as the Chair of the Associates Guidance Committee, as well as on the residential review committee and on the officer nomination committee.  Steve is current in all the education requirements of the Appraisal Institute.

Steve graduated Magna Cum Laude with a B.S. in Business Education from Salem State University.  He is a Certified Residential Real Estate Appraiser in Massachusetts (#304).  He is approved to appraise for the U.S. Department of Veteran Affairs (VA loans) and the U.S. Department of Housing and Urban Development (FHA loans).  Locally, Steve is an elected member of the Board of Assessors, Hamilton MA, and President of the Hamilton-Wenham Youth Soccer Association.

Patricia Mahon

Principal

Pat is the Managing Partner responsible for all fiscal, human resource, and IT aspects of this company.  She is a Certified Residential Real Estate Appraiser in Massachusetts (#39).  Prior to joining Robert D. Murphy Associates, Inc, Ms. Mahon was the Vice President of Human Resources at White Horse Productions, Inc., an entertainment and real estate venture.

Ms. Mahon’s educational background is in Psychology and Education.  She served as the Director of Residential In-Patient services at the North Shore Council on Alcoholism, now known as CAB and has taught at North Shore Community College’s Adult Education Program for over six years as a GED Teacher.

Pat has served as a member and or officer of a number of community organizations, including:  the Zoning Board of Appeals for the City of Beverly, past president of the Beverly Improvement Society and Beverly Garden Club, and currently serves on the Board of Beverly Main Streets.  In 2010, Pat was cited by the Salem News as one of the “NORTH SHORE 100” leaders who are making a difference in this region, for her continuing role as Co-Chair of the Main Streets Arts Fest.

Timothy R. Goulter

Tim is a Certified General Real Estate Appraiser in Massachusetts (License #75509) and has completed all of the requirements set forth by the Appraisal Qualifications Board (AQB):

• Three years of supervised commercial appraisal experience.
• Peer review of work product.
• A minimum of 300 hours of education, plus ongoing continuing education requirements.

Tim is a current participant in the ‘Candidate for Designation’ program with the Appraisal Institute, Chicago, Illinois, the world’s leading organization of professional real estate appraisers. He has passed the following Appraisal Institute courses: General Appraiser Market Analysis and Highest & Best Use, General Appraiser Sales Comparison Approach, General Appraiser Site Valuation and Cost Approach, General Appraiser Income Approach Parts 1 & 2, and General Appraiser Report Writing and Case Studies.

He has valued a wide range of property types including: commercial land, office buildings, shopping centers, retail buildings, restaurants, medical buildings, apartment buildings, mixed-use properties, industrial, and warehouse buildings. He has appraised properties in Essex County, Middlesex County, Suffolk County, Norfolk County, and Plymouth County.

Tim graduated with a BS in Finance from Boston College. He is an active volunteer tutor with the Beverly Bootstraps organization.
